Elanora Sellers: Strong House Growth, But Not Every Property Type Is Performing the Same Way

Elanora's current house-market figures remain positive.

The suburb has recorded substantial annual median growth, healthy sales numbers and a house selling period of less than one month.

But the unit market provides an important reminder that small property categories can behave very differently.

For sellers, the key is knowing which statistics actually apply to their property.

What are the latest Elanora house figures?

Realestate.com.au reported an Elanora house median of $1.57 million for September 2025 to August 2026, up 15.4% annually.

There were 157 house sales, 38 houses available in the past month and a median selling period of 28 days.

Three-bedroom houses recorded a $1.388 million median, up 13.4%, with a 24-day median selling time.

Four-bedroom houses recorded $1.605 million, up 13.5%, and a 31-day median selling period.

These figures show a functioning and comparatively active house market.

The unit market demonstrates why details matter

The overall Elanora unit median was $940,000, up 12.5%.

But one-bedroom units recorded a $399,000 median, down 5.0%, and a remarkable 141-day median selling period.

Only five one-bedroom unit sales were recorded during the relevant year.

A seller should therefore not conclude that all Elanora apartments are struggling.

The one-bedroom category is very small.

Two-bedroom units recorded virtually flat annual median growth of 0.1%, while three-bedroom units recorded 11.8% growth and a 25-day median selling period.

A suburb is often several markets at once

House sellers may be dealing mainly with family buyers.

Townhouse purchasers can have different budgets and priorities.

A one-bedroom unit may appeal to a very different buyer again.

When those groups are combined into one discussion about “the Elanora market”, the information can become misleading.

Start with the correct property type.

Then narrow the comparison further by bedroom count, condition and price range.

Why might a good house still sit unsold?

Strong annual house data does not guarantee every campaign.

If a home passes four or five weeks without a serious buyer, review the evidence.

A 28-day median selling period provides useful local context.

Ask whether the home has generated the level of enquiry expected for its price bracket.

If not, review the first impression.

If buyers are attending but not offering, investigate what they are choosing instead.

Broader market softness still matters

Cotality reported total Australian listings up 18.1% from a year earlier and national median time on market increasing to 39 days.

It also reported national values down 3.1% over the three months to August.

Those figures do not establish that Elanora houses are falling.

The local annual data remains firmly positive.

But it would also be unreasonable to assume broader changes in buyer confidence and borrowing conditions have no relevance at all.

Buyers still have financing constraints

The RBA cash rate remains at 4.35%, with the next decision due on 29 September 2026.

APRA's mortgage serviceability buffer remains at three percentage points.

A buyer shopping around Elanora's $1.57 million house median may therefore have a firm ceiling.

The fact that a buyer attends an inspection does not establish their capacity to pay whatever the seller expects.

Avoid chasing the market with repeated small reductions

If the price needs changing, make the decision deliberately.

Ask what evidence supports it.

Will the new position place the property within a materially different search bracket?

Does it align more closely with comparable sales?

Has repeated buyer feedback identified price as the obstacle?

A string of small reductions without a clear strategy can make buyers wonder whether further reductions will follow.

Compare recently sold homes

The most useful evidence is generally not the highest current asking price.

It is what comparable buyers have actually paid.

Review newly settled or publicly reported sales as the campaign progresses.

If another Elanora home sells quickly, examine why.

Perhaps it was priced competitively.

Perhaps it presented better.

Perhaps it was simply a more suitable property for the active buyer.

Do not dismiss the transaction simply because it produces uncomfortable evidence.

Strong figures still require a strong campaign

Elanora is not currently showing the kind of broad house-price weakness visible in some other suburbs in this series.

That is important.

But no suburb statistic can rescue a campaign that is poorly positioned.

The property still needs accurate pricing, effective presentation and active follow-up with genuine buyers.
