Hobart Hotel Sales: Understanding Insurance Rebuilding Estimates

A hotel’s insurance documents may contain a substantial building figure. When preparing a Hobart hotel for sale, explain what that figure represents before using it in discussions with buyers.

An insurance rebuilding estimate, the amount insured and a property’s sale value serve different purposes. Clear labelling helps prevent an insurance figure being mistaken for evidence of the expected selling price.

Identify the Document and Its Purpose

Check whether the document is a policy schedule, an insurer’s assessment or a separate reinstatement-cost report.

Record its date, author, scope and assumptions. Establish whether the figure concerns the building, contents, selected improvements or several categories combined.

QBE distinguishes market value from the sum insured and explains that policy features can affect the amount payable.

Have the insurance adviser explain the actual basis of cover rather than relying on the heading or largest figure on the schedule.

Separate Rebuilding Costs From Sale Expectations

A rebuilding assessment considers the cost of reinstating the relevant property on its stated basis.

A hotel sale involves the particular property interest, business structure and opportunity being offered. The insurer’s figure should not be presented as proof of what a purchaser will pay.

If a market valuation or sale appraisal is provided, identify it separately and retain its own assumptions.

Avoid combining an insurance estimate with a business-value estimate without advice about overlap and the purpose of each assessment.

Check What Has Changed Since Assessment

Identify renovations, extensions, replacement equipment and other material changes occurring after the assessment date.

Provide the relevant records to the insurance adviser and ask whether the insured information needs review.

QBE’s business guidance highlights the importance of reassessing asset values and replacement costs. Australian Government guidance also recommends reviewing insurance when business circumstances change.

For the sale pack, explain the assessment date and subsequent work rather than describing an older figure as automatically current.

Keep Coverage Categories Clear

Separate buildings, contents, equipment and any business interruption cover in the information supplied.

Business interruption arrangements concern different risks and conditions from the cost of repairing physical damage. Have the adviser explain the applicable definitions, limits and periods.

A large combined insurance figure should not be described as building cover if it includes other categories.

Provide the actual policy documents for qualified review and identify questions that remain unresolved.

Can Buyers Assume the Same Cover Will Continue?

That requires confirmation with the insurer or insurance broker.

The purchaser should obtain advice on its ownership structure, activities and cover requirements. Existing premiums, conditions and acceptance should not be represented as guaranteed terms for the incoming owner.

Record any transition actions agreed with the relevant advisers.
