How Should Main Beach Sellers Describe Step-Free Access Accurately?

When selling a Main Beach apartment or home, take a closer look at the journey from the street to the living room. Rather than relying on a broad “easy access” description, explain the actual route a purchaser would use.
A lift is one part of that route. Entry doors, thresholds, paths and internal circulation deserve attention too.
Check the complete journey
Walk from the parking space and street entrance through to the front door. Note steps, slopes, heavy doors, narrow passages and changes in surface level.
Inside, check the route to bedrooms, bathrooms and outdoor areas. Australian Government YourHome guidance considers access from both the street and parking, level entrances and movement through internal spaces—not simply whether a building has a lift.
For your marketing preparation, record what is present without deciding that it will suit every person.
Use precise descriptions
Where verified, wording such as “lift access from the basement to the apartment’s floor” gives buyers a specific fact to assess. It does not suggest that every part of the journey is necessarily step-free.
Identify any remaining steps or raised balcony thresholds. When providing measurements, explain exactly what was measured and encourage independent checking.
Avoid labels such as “fully accessible” or “wheelchair-friendly” unless there is an appropriate basis for the claim. Do not imply that a property has accessibility certification without supporting documentation.
Let buyers assess their own requirements
Offer an inspection that allows purchasers to examine the route, doorways and room layouts carefully. Ask which features they need to check rather than assuming their requirements from age or appearance.
Consider preparing a simple description of the entry route to accompany the floor plan. Clear information is more useful than a sweeping promise.
