Loganholme Property Not Selling? Why a Fast Suburb Median Does Not Guarantee Your Result

Loganholme's latest figures show a relatively short median house selling period.

For an owner whose property has already been on the market for several weeks, that can create additional frustration.

If the suburb median is only 26 days, why has your property not sold?

Because a median is a market statistic, not a deadline.

What are the latest Loganholme figures?

Realestate.com.au reported a Loganholme house median of $929,940 for September 2025 to August 2026, up 13.4% annually.

There were 98 house sales, 23 houses available in the past month and a median selling time of 26 days.

Three-bedroom houses recorded a median of $875,000, up 19.1%, with a 22-day median selling time.

Four-bedroom houses recorded a median of $1 million, up 17.7%, with a 29-day median selling period.

These figures show continued transactions and positive annual median movement.

A fast median does not mean every seller succeeds quickly

Half of the relevant observations fall on either side of a median, subject to the provider's methodology.

Some properties will sell more quickly.

Others may take considerably longer.

If your property requires 40 or 50 days, that does not automatically prove something is wrong.

But once the campaign exceeds normal expectations, the seller should know why.

Price is only one possible explanation

A slow campaign can have several causes.

The photographs may not present the home properly.

Inspection times may be difficult for the target buyer.

The advertised price may discourage enquiry.

Property condition may compare poorly with nearby alternatives.

The home may have a characteristic that narrows its buyer pool.

The agent's role should be to determine which explanation is supported by evidence rather than reaching for the easiest excuse.

Buyers are operating under tighter financing conditions

Australia's cash rate currently stands at 4.35%, after three increases during 2026.

The realestate.com.au August Home Price Report linked higher interest rates with reduced borrowing capacities and softer housing demand nationally.

APRA's three-percentage-point mortgage serviceability buffer also remains in place.

These conditions can affect the maximum amount some purchasers can comfortably borrow.

They do not prove why a specific Loganholme buyer has not offered.

That requires direct buyer feedback.

Affordable does not mean unlimited demand

Compared with many higher-priced Gold Coast and Brisbane suburbs, Loganholme's reported median sits below $1 million.

That does not mean every buyer searching in the area can automatically afford every Loganholme property.

A purchaser with a firm budget may still compare multiple homes.

A difference of $30,000 or $50,000 can matter significantly to that buyer.

Sellers should therefore avoid assuming that someone who has inspected must have substantial room to increase their offer.

Look at actual sales—not simply asking prices

Suppose several homes are advertised around $1 million.

That does not establish a $1 million market value for each of them.

Until they sell, those figures are seller expectations.

A more useful comparison uses completed transactions.

Ask your agent to update the comparable-sales evidence throughout the campaign.

If properties similar to yours begin selling below the original expectation, investigate why.

If they sell above it, identify what supported those stronger results.

Measure the offer pattern

One offer is one buyer's view.

Several independent offers clustered within a similar range may be more significant.

They do not force a seller to accept.

But they deserve analysis.

Compare the offers with recent sales and ask whether the market evidence justifies holding for substantially more.

Also consider the terms.

A higher offer with difficult conditions is not automatically better than a slightly lower offer with terms more suitable to the seller.

Legal advice should be obtained before contract decisions are made.

The market is still functioning

Loganholme recorded 98 house sales over the most recent 12-month period in the suburb profile.

That evidence matters.

If your property is not selling, saying “there are no buyers” is therefore unlikely to be a useful diagnosis.

The more useful question is why the active buyers have not chosen this particular property at this particular price and on these terms.

Answer that accurately, and the next strategy becomes much clearer.
