Selling a Hobart Hotel: How to Present Star Ratings and Tourism Accreditation Accurately

A hotel brochure can display symbols of quality, each with a different meaning. An official accommodation star rating, tourism accreditation and an award should be described separately when preparing a Hobart hotel sale.

Buyers need to know which recognition is current, what it covers and what the incoming operator must confirm. A record allows these credentials to support the presentation without becoming a promise about future status or performance.

Identify the scheme behind each claim

Start with a schedule naming each rating, accreditation or award, its issuing organisation, the recognised property or business and the date checked. Locate certificates and supporting correspondence rather than relying on an old website badge.

Star Ratings Australia describes its rating as an independent review of the quality, condition and cleanliness of guest facilities. A guest feedback score shown on a booking website should be labelled as guest feedback, rather than presented as that assessed star rating. Star Ratings Australia

For an award, record its year and category. Historical recognition can be described accurately, but it should not be made to look like a current assessment.

Check the accommodation category and assessed scope

Tourism Industry Council Tasmania lists separate Star Rating categories, including hotels, motels, serviced apartments and self-catering properties. It says rated properties are assessed every three years and TICT undertakes the assessments in Tasmania. Tourism Industry Council Tasmania

Confirm the category applying to the property, its rating and the relevant assessment record. Identify which accommodation is covered if the business offers more than one product or site.

Ask the administrator about material changes since assessment, such as altered facilities or a different accommodation configuration. Buyers should understand whether the current advertised offering matches the recognised product.

If an assessment or renewal is approaching, include that in the information supplied to purchasers. A pending application should be identified as pending, with no suggestion of an approved outcome.

Explain Tasmania's accreditation separately

TICT facilitates the Quality Tourism Framework in Tasmania. Its current tourism accreditation information identifies Sustainable Tourism as the state's entry-level accreditation and describes application, onsite audit, approval and ongoing documentation requirements. For a Hobart hotel holding that accreditation, prepare a record of its current status, recognised business details and any outstanding requirements. Describe the program completed, including additional accreditation only where verified.

An accreditation badge is not another way of stating the hotel's star category. Explain what each credential represents so buyers can assess the operation without confusing assessed accommodation standards with the broader accreditation program.

Use authorised branding in sale material

Star Ratings Australia states that its symbols and trademarks are licensed for use by qualifying properties. Properties without a licence cannot claim its Star Rating standard or use the rating in promotional material. Star Ratings Australia

Check current authorisation before reproducing stars or logos in an information memorandum, advertisement or website. Ask the relevant program administrator which artwork and wording apply, including any conditions on displaying accreditation branding.

Have the marketing material reviewed when status changes. Keep supporting records with the campaign files so a buyer can verify the description.

Ask what changes when ownership changes

Provide the proposed ownership and operating structure to TICT or the relevant scheme administrator. Ask what notification, reassessment, application or documentation is required and obtain the response in writing.

Do not promise that the incoming operator can keep every badge automatically. Equally, avoid assuming every credential must disappear; establish the scheme's requirements for the actual transaction.

Star Ratings Australia’s Code of Conduct requires accurate, unambiguous advertising and disclosure of differences between promoted and supplied accommodation. Star Ratings Australia Review the proposed handover arrangements against those responsibilities.

Can a buyer continue using the seller's star symbols?

Confirm current licensing and the administrator's requirements for the ownership change. The presence of an existing sign is not sufficient evidence of the buyer's authority.
