Selling Gold Coast Management Rights: Explaining Caretaking Payment Reviews

When selling Gold Coast management rights, the advertised caretaking remuneration should be traceable to the agreement and actual payments. An annual review clause can also raise questions: when does the payment change, which index applies, and has the adjustment been calculated correctly?

For an apartment complex in Surfers Paradise, Broadbeach or elsewhere on the Gold Coast, preparing this explanation helps buyers assess the income attached to the caretaking work.

Start With the Agreement

Gather the signed caretaking agreement and any variations affecting remuneration. Identify the current payment, review date and calculation method.

Some agreements refer to a consumer price index; others use different arrangements. Read the actual wording before describing an increase as automatic or guaranteed.

The Australian Bureau of Statistics advises that indexation clauses should identify the selected index precisely and define the adjustment formula. A general reference to “inflation” does not explain how a particular agreement operates.

Show How the Current Payment Was Reached

Prepare a short schedule connecting the original or previously agreed remuneration with subsequent reviews. Attach the relevant calculations, notices, invoices and payment records.

Keep the treatment of GST consistent and clearly labelled. A figure including GST should not be compared with one excluding GST without explanation.

If the amount received differs from the amount calculated under the agreement, investigate the reason with your advisers. Avoid presenting an unresolved discrepancy as additional income that a purchaser will necessarily recover.

Separate Existing Income From Forecast Increases

A future review may be relevant to a buyer’s assessment, but it should be identified separately from remuneration already earned.

Specify whether a figure represents the current annual payment, an annualised amount following a recent adjustment, or a projection. If a forecast uses an assumed index movement, disclose that assumption.

This distinction is particularly useful when the review date falls between the financial reporting period and the proposed settlement date.

Compare Remuneration With the Work Required

An increased caretaking payment does not explain the entire operating result. Buyers should also review the duties and the labour, materials or contractor costs associated with delivering them.

As a practical preparation exercise, place the remuneration schedule beside the duty schedule. Identify any changed responsibilities and explain whether they are documented.

This gives the purchaser a clearer basis for assessing the caretaking component alongside the separate letting business.

Can Sellers Promise the Next Increase?

Only describe an entitlement that your advisers have verified against the agreement. The amount and timing may depend on its wording and the relevant published information.
