Why Should Pimpama Sellers Keep Their Builder’s Handover Pack?

Preparing to sell a near-new home in Pimpama? Locate the builder’s handover pack before it disappears into the moving boxes. Use it as the starting point for explaining what was built, which equipment was installed and what records are available.

Rather than relying on memory, give your agent a clear document index and identify anything that still needs checking.

Separate building records from promotional material

Gather the plans and specifications you hold, relevant certification, signed variations and completion records. Keep the original sales brochure separate from documents recording the actual work.

QBCC identifies certification documents and warranties as part of the builder’s handover process. These are useful records to locate when preparing a later sale. QBCC

Where plans have changed, label older versions clearly. Ask the builder or relevant professional to resolve gaps rather than presenting an outdated drawing as the finished layout.

Record the equipment and maintenance history

Collect manuals and model information for installed appliances, hot water, air-conditioning and other included systems. Add service records and invoices for completed repairs.

Consider a simple room-by-room index so a purchaser can find the relevant information without searching through an unsorted folder.

Include available records for termite management and other ongoing maintenance arrangements. Ask the relevant provider to confirm current requirements rather than assuming the original setup needs no further attention.

Be careful with warranty descriptions

Do not advertise “full builder’s warranty remaining” simply because the property looks new. Ask the appropriate issuer, QBCC or your solicitor to confirm any proposed statement about coverage, time limits and transfer arrangements.

Keep details of completed rectification work separate from unresolved issues. Have your legal representative advise on disclosure requirements; a handover folder is not a substitute for that process.
