Biggera Waters Sellers: Why Strong Price Growth Can Still Come With Longer Selling Times

Biggera Waters demonstrates an important feature of the 2026 market.
Prices can still be higher on a rolling annual basis while sellers take longer to find the right buyer.
That distinction is especially important in a suburb containing both detached houses and a substantial apartment market.
What does the Biggera Waters data show?
Realestate.com.au reported a Biggera Waters house median of $1.39 million for September 2025 to August 2026, up 14.4% annually.
However, the median selling time for houses was 49 days.
There were 49 house sales during the preceding 12 months and 13 houses available in the past month.
The apartment market was more active.
Biggera Waters recorded 264 unit sales over the previous 12 months, with a median unit price of $850,000, up 18.4%.
Units had a median selling time of 42 days, with 94 available during the past month.
Those figures show an active market—but not necessarily a market where buyers are making instant decisions.
More apartments mean buyers can compare closely
With considerably more unit transactions than house sales, apartment sellers need to understand their immediate competition.
A buyer may compare several properties in one session.
They can assess:
purchase price;
floor area;
bedrooms;
parking;
floor level;
views;
renovation;
building facilities;
body corporate costs; and
overall property condition.
If two apartments appear similar online but one gives the buyer clearer information or stronger value, that can influence which property receives the inspection.
Annual growth does not guarantee this month’s price
Biggera Waters’ published annual figures remain strong.
But national housing momentum weakened during 2026.
Realestate.com.au reported Australian home prices falling for five consecutive months through August, leaving the national measure 2.7% below its March peak.
Cotality reported national dwelling values falling 3.1% over the three months to August, while the median selling period increased from 28 days a year earlier to 39 days.
Those figures are broader market indicators.
They do not establish that Biggera Waters prices have fallen by the same amount.
They do establish that the current selling environment is softer than the strong annual Biggera Waters medians might suggest when viewed alone.
Houses are taking longer than many sellers expect
A 49-day median house selling period is approximately seven weeks.
That can feel considerably longer to an owner who expected an immediate response after launching.
It should also influence the way a campaign is managed.
Seven weeks should not mean running the identical advertising every weekend and simply hoping something changes.
The campaign should continually generate information.
Who has inspected?
Who remains active?
What objections have been raised?
Which competing properties have sold?
What has happened to buyers who decided against yours?
Apartment sellers should make information easy to access
Where a property is part of a body corporate scheme, buyers may want detailed information before progressing.
Do not try to eliminate legitimate questions.
Make accurate information easier to obtain.
Clearly identify documented levies and other verified costs.
Ensure the floor plan matches the property.
Provide accurate parking details.
Do not exaggerate views, rental returns or facilities.
Uncertainty can be enough to send a buyer towards another apartment when several alternatives are available.
A high online-interest figure does not equal an immediate buyer
Realestate.com.au reports more than a thousand interested buyers in its Biggera Waters house data and substantially more engagement across the unit categories.
These are useful engagement indicators.
They are not numbers of finance-approved purchasers ready to make an unconditional offer.
The campaign still needs to convert online activity into real-world engagement.
That progression should be measured.
Buyer affordability still matters
Australia’s cash rate currently sits at 4.35% following three increases during 2026.
Realestate.com.au’s August report said higher interest rates were weighing on borrowing capacity and housing demand.
This becomes particularly relevant when a purchaser can choose between several property types.
Some may compromise on size.
Others may change location.
Others may choose an apartment instead of a house.
The seller does not need to guess which applies. Actual buyer feedback should answer the question.
When should the price be reviewed?
Not simply because seven days have passed.
Review price when evidence supports the review.
Several similar properties may have sold below your expectation.
Multiple qualified buyers may independently provide similar feedback.
The strongest genuine offers may sit within a consistent range.
Or your property may clearly offer less than competing listings at the same price.
Those are reasons to reconsider positioning.
One opportunistic low offer is not.
Biggera Waters still has buyers
The substantial number of house and unit transactions demonstrates that property is continuing to sell.
The challenge is not to invent a story that nobody is buying.
It is to identify why today's active buyer should choose your property rather than another one.
