Burleigh Heads Property Market: Why Some Sellers Are Seeing Very Different Results in 2026

Few suburbs in this series demonstrate market segmentation as clearly as Burleigh Heads.

The overall house median is substantially higher than a year earlier.

Yet one major house category shows a lower annual median.

The overall unit median is also higher, while three-bedroom units show a decline.

For sellers, this is important because it proves that a single headline about “Burleigh prices” can hide dramatically different results.

What does the current Burleigh Heads data show?

Realestate.com.au reported a Burleigh Heads house median of $1.875 million for September 2025 to August 2026, up 17.2% annually.

There were 105 house sales and the median selling time was 51 days.

But consider the bedroom categories.

Three-bedroom houses recorded a $1.8675 million median, up 43.7%.

Four-bedroom houses recorded a $1.5425 million median, down 15.7%.

The four-bedroom category included 40 sales, compared with 26 three-bedroom sales.

This does not mean all three-bedroom properties have increased 43.7% or all four-bedroom properties have fallen 15.7%.

It does demonstrate why sellers need to examine the properties behind the median.

Burleigh Heads units tell a similar story

The overall unit median was $1.235 million, up 4.7%.

Units had a relatively long 56-day median selling period.

Two-bedroom units recorded an $1.225 million median, up 11.4%.

Three-bedroom units recorded $1.585 million, down 10.7%, with a 64-day median selling period.

Again, different property types are producing different outcomes.

Why can medians move so dramatically?

A median is affected by which properties sell.

Imagine one reporting period includes a large number of original houses on smaller or less desirable sites.

The next period might include more renovated properties or transactions in stronger locations.

The median can change considerably without every individual property moving by that percentage.

This is why sellers should be cautious when somebody says, “Burleigh Heads is up 17%, so your house must also be worth 17% more.”

That conclusion does not follow automatically from the data.

Selling times provide another important signal

The overall house median selling period of 51 days and the unit period of 56 days are both materially longer than many of the quicker-selling suburbs previously covered in this series.

Three-bedroom units were taking a median 64 days.

Two-bedroom houses showed 73 days, although there were only 10 sales in that category.

For a seller, this means a six-to-eight-week campaign is not necessarily abnormal.

It also means campaign management becomes more important.

Buyers at higher prices may take longer to decide

A purchaser spending $1.5 million, $2 million or more may compare several suburbs and property types.

They may have the option of buying a house further inland, an apartment closer to the beach or a different property in a neighbouring coastal suburb.

This does not mean Burleigh Heads lacks demand.

It means the buyer has choices.

The advertisement therefore needs to explain the property's genuine advantages clearly.

Broader conditions have softened

National home prices fell for a fifth consecutive month in August, according to realestate.com.au.

Prices were 2.7% below their March 2026 peak nationally, although still 1.8% higher than a year ago.

Cotality also reported national selling times rising to 39 days and total listings increasing 18.1% year-on-year.

Those national figures cannot be used as a direct Burleigh Heads valuation.

They help explain why purchasers may now feel less pressure to make immediate decisions.

Examine the closest comparable sales

For a Burleigh Heads property, location within the suburb can matter significantly.

A seller should not rely only on the bedroom count.

Compare:

  • land and floor area;

  • renovation;

  • distance from the beach;

  • outlook;

  • parking;

  • outdoor space;

  • age and condition; and

  • settlement date.

For apartments, building characteristics and ongoing ownership costs may also materially affect buyer comparisons.

What if the open homes remain quiet?

Determine whether buyers are rejecting the property online or after inspection.

If hardly anyone enquires, review the price presentation, photographs and listing.

If plenty of people inspect but nobody offers, listen closely to their feedback.

If offers occur but are consistently below expectations, compare that evidence with recent sales.

The answer should come from the campaign rather than from a generic statement that the market is slow.

Burleigh Heads is not one market

The latest figures show this particularly clearly.

Some categories remain substantially higher on a rolling annual basis.

Others are lower.

Selling periods also differ.

An informed seller should therefore demand property-specific evidence rather than relying on a suburb headline.
