Clear Island Waters Property Market: Where Some Price Indicators Are Now Moving Lower

Clear Island Waters deserves different treatment from many suburbs in this series.
Unlike areas where virtually every major published median remains higher on an annual basis, the latest Clear Island Waters figures contain genuine evidence of declines in several property categories.
Sellers should neither exaggerate those figures nor ignore them.
What does the Clear Island Waters data show?
Realestate.com.au reported an overall Clear Island Waters house median of $2.325 million for September 2025 to August 2026, up just 2.0% annually.
There were only 48 house sales over the previous 12 months, 23 houses available in the past month and a median selling time of 46 days.
However, individual categories were weaker.
Three-bedroom houses recorded a $1.3225 million median, down 0.4%, although only six sales occurred.
Four-bedroom houses recorded a $2.112 million median, down 4.0%, based on 27 transactions.
The unit market also recorded an overall median of $970,000, down 2.3%.
That is legitimate evidence of softer results in parts of the suburb.
Do not turn a 4% median fall into a 4% valuation reduction
The four-bedroom median being 4% lower does not mean every four-bedroom Clear Island Waters home has lost exactly 4%.
The properties sold in each period are different.
Some may be waterfront.
Others may not.
Some may be recently renovated.
Others may require significant work.
Land, outlook, accommodation and condition vary.
The local figures should prompt closer analysis—not automatic percentage calculations.
The relatively low number of sales matters
With only 48 house transactions recorded over 12 months, Clear Island Waters has a much smaller evidence pool than suburbs recording hundreds of sales.
That can make individual transactions more influential on the median.
It also means sellers need to be particularly careful when choosing comparable properties.
The closest genuine sale may be more informative than the headline median.
Selling times are longer
A 46-day median house selling period means the typical campaign, as measured by this statistic, is taking around six-and-a-half weeks.
One-bedroom units showed 52 days and two-bedroom units 48 days, though transaction numbers in those categories were small.
Sellers should therefore prepare for the possibility that a suitable buyer may take time to emerge.
That does not justify leaving an ineffective campaign unchanged.
It means the strategy should include regular evidence-based reviews.
Higher-value markets can become more selective
Cotality’s September 2026 report found that higher-value properties had led the downturn in several of Australia's largest markets, while more affordable property types had generally been more resilient.
That analysis is not a Clear Island Waters-specific measurement.
However, it is relevant broader context for a suburb with a house median above $2 million.
Higher price points naturally require fewer financially capable purchasers.
When buyers also feel less urgency, sellers can face longer negotiations.
More stock nationally is changing the bargaining environment
Cotality reported more than 139,100 properties advertised nationally, up 18.1% from a year earlier and 2.2% above the five-year average.
It also reported median capital-city vendor discounting reaching 4.2%, the widest since January 2023.
Those figures are not evidence that Clear Island Waters sellers should automatically discount 4.2%.
They show that the wider balance between buyers and sellers has changed.
Review older expectations
If an appraisal was based heavily on transactions from a particularly strong period, ask whether those comparisons remain appropriate.
This is especially important where the closest current property category is now recording a lower annual median.
A seller can still achieve an excellent result.
But the expectation should be supported by current evidence.
Waterfront and non-waterfront property need careful comparison
In a suburb such as Clear Island Waters, not all houses compete equally.
When assessing a property, ask whether the comparison has similar water position, land, orientation, building quality, condition and accommodation.
Avoid using a superior property solely because it achieved a higher figure.
Likewise, avoid using an inferior comparison simply to justify a low buyer offer.
Both sides of the negotiation should be tested against evidence.
What if buyers keep offering below expectations?
One offer may be opportunistic.
Several independent offers within a similar range may tell you more.
Compare them with recent transactions.
Ask what the buyers are purchasing instead.
Review how long similar properties are remaining available.
Then decide whether the gap is justified by genuine property differences.
The seller still controls whether an offer is acceptable.
The purpose of the analysis is to make that decision informed.
