Coomera Sellers: More Property Choice Means Buyers Can Afford to Compare

Coomera continues to record substantial sales activity and strong rolling annual price growth.

Yet it is also a suburb where buyers currently have considerable choice.

For a seller, those two facts matter equally.

A strong market does not mean that buyers will simply purchase whichever property appears first. When numerous similar homes are available, price, condition, presentation and value become increasingly important.

What does the current Coomera data show?

Realestate.com.au reported a Coomera house median of $1.085 million for September 2025 to August 2026, up 19.2% annually.

There were 323 house sales during the previous 12 months, but there were also 125 houses available in the past month.

The median selling period was 33 days.

Three-bedroom houses recorded a $925,000 median, up 18.6%, while four-bedroom houses recorded $1.077 million, up 19.0%.

Four-bedroom homes made up a substantial part of the market, with 245 reported sales over the preceding year and 91 available in the past month.

Coomera buyers have alternatives

The figure of 125 houses available in a month does not mean every one is directly competing with your property.

But buyers searching within a defined price range may still encounter numerous alternatives.

For a four-bedroom home, competition can be particularly visible.

The buyer can compare:

  • land size;

  • house age;

  • condition;

  • number of bathrooms;

  • garage accommodation;

  • outdoor areas;

  • floor plan;

  • immediate maintenance; and

  • advertised price.

If two homes meet the same basic needs, relatively small differences can influence the final decision.

Units are competing strongly as well

The Coomera unit median was $820,000, up 18.8% annually.

There were 128 unit sales over the previous 12 months, 38 units available in the past month and a median selling period of 27 days.

For some buyers, the choice may therefore not simply be between two houses.

A purchaser with a fixed budget may compare a smaller house, townhouse or unit and decide which option provides the most suitable combination of accommodation and price.

Strong annual growth does not remove affordability limits

A 19.2% annual rise in Coomera’s house median means the entry price for buyers has also increased.

At the same time, Australian borrowing conditions tightened during 2026.

The RBA cash rate is currently 4.35% after three increases during the year.

APRA’s minimum mortgage serviceability buffer remains at three percentage points. APRA has also maintained limits on the proportion of new lending that banks can make at very high debt-to-income ratios.

This does not mean buyers cannot obtain finance.

It does mean sellers should not assume every interested purchaser can simply increase an offer by another $50,000 or $100,000.

Why can an open home be quiet when thousands of buyers appear interested online?

Realestate.com.au displays thousands of buyer-interest interactions for Coomera houses.

That is not the same as thousands of finance-approved buyers waiting to purchase your particular property.

A person may interact with multiple listings.

They may be researching rather than ready to buy.

They may change their preferred suburb.

They may discover that their finance limit is lower than expected.

For this reason, a seller should place greater weight on campaign progression than platform engagement numbers.

Track the serious buyers

Ask your agent for numbers that matter.

How many unique enquiries?

How many completed inspections?

How many second inspections?

How many contract requests?

How many written offers?

How many buyers remain active?

Then ask what happened to the purchasers who decided against the property.

If they purchased another Coomera home, compare it with yours.

That is valuable evidence.

Be careful with the first price expectation

Rapid annual growth can encourage sellers to push above the most recent sales.

Sometimes the property may justify that position.

Sometimes it may not.

The market does not automatically increase simply because an owner adds another percentage to last month's sale.

Use the freshest comparable evidence available.

Where possible, compare homes that actually sold—not properties that are still advertised at an ambitious asking price.

A 33-day median is a useful review point

The reported median house selling period is approximately one month.

That is not a deadline.

But if a property reaches four or five weeks without meaningful interest, enough campaign data should exist to conduct a proper review.

If buyers are not enquiring, investigate presentation and pricing.

If they enquire but do not inspect, ask why.

If they inspect but do not offer, examine their feedback.

If several offers cluster around one level, compare that range with the latest completed sales.

Coomera is active, but sellers still need to compete

More than 300 house sales over the past year show that transactions are occurring.

The challenge for sellers is not convincing themselves that nobody is buying.

It is making sure their property stands up against the large amount of choice available to today's purchaser.
