Daisy Hill Sellers: Strong Growth Means a Slow Campaign Deserves Closer Investigation

Daisy Hill’s latest house-market figures are comparatively strong.

Prices are higher on a rolling annual basis, houses are continuing to sell and the median selling period remains below one month.

That makes Daisy Hill an important suburb in this series because a slow individual campaign cannot automatically be blamed on a collapsing local market.

What are the latest Daisy Hill figures?

Realestate.com.au reported a Daisy Hill house median of $1.2375 million for September 2025 to August 2026, up 20.2% annually.

The suburb recorded 76 house sales, 31 houses available during the past month and a median selling period of 28 days.

Three-bedroom houses recorded a median of $1.085 million, up 20.6%, while four-bedroom houses recorded $1.4 million, up 25.0%.

Those categories had median selling periods of 29 and 27 days respectively.

The strong figures still need context

Seventy-six house sales provide useful evidence, but Daisy Hill is not a suburb recording several hundred transactions a year.

That means individual sales can still influence the median more than they would in an extremely high-volume market.

It would therefore be wrong to tell every Daisy Hill owner that their home has risen 20.2%.

An updated property appraisal still needs to examine the nearest comparable transactions.

If the home is sitting for six weeks, ask why

A median selling period of 28 days does not guarantee a contract in four weeks.

But a campaign that has been running for six, eight or ten weeks is materially beyond the current local median.

That should trigger questions.

Is the property positioned above comparable evidence?

Are buyers identifying maintenance issues?

Is the presentation weaker than competing homes?

Are inspections difficult to arrange?

Is the floor plan less suitable for the dominant buyer group?

Or is there simply a feature that makes the property harder to compare?

The answer should come from evidence gathered during the campaign.

Do not blame the entire market automatically

Australia’s broader conditions have undoubtedly softened.

Cotality reported national dwelling values falling 3.1% over the three months to August, annual sales falling 2.7% and median time on market increasing to 39 days from 28 days a year earlier.

However, Daisy Hill’s own rolling house statistics remain positive.

That means both sets of evidence should be acknowledged.

The national market is softer.

Daisy Hill has nevertheless continued recording strong rolling annual house results.

Unit statistics need extra care

Daisy Hill recorded only 18 unit sales during the previous 12 months.

The overall unit median was $717,500, up 5.5%.

The two-bedroom unit median was reported 27.4% higher, but that category contained only five sales.

A percentage based on five transactions should never be applied automatically to another property.

This is a good example of why sample size belongs in any serious market discussion.

Buyers still face higher borrowing costs

The RBA cash rate remains 4.35% and is next scheduled for review on 29 September 2026.

That rate is 0.75 percentage points above the 3.60% cash rate in place at the end of 2025, following increases in February, March and May 2026.

This financing environment can influence what buyers are able or prepared to pay even where local price data remains strong.

What does an empty open home mean?

It means that particular advertised inspection had no attendees.

Nothing more can automatically be concluded from it.

There is no reliable suburb-wide open-home attendance dataset in the evidence used for this article.

A seller therefore should not be told that “nobody is attending open homes in Daisy Hill” unless an agent is specifically describing their own campaign records.

Instead, review enquiry before the inspection.

Were buyers clicking on the listing?

Did they contact the agent?

Were private inspections requested?

Did buyers consider the asking position outside their range?

Compare the homes buyers actually choose

When an interested purchaser buys elsewhere, that decision creates useful evidence.

What did they purchase?

How much did they pay?

What was the condition?

Was the property larger?

Was the presentation better?

If several buyers choose similar alternatives, a pattern may emerge.

That pattern can help the seller determine whether the issue is price, property characteristics or campaign execution.

Strong growth should not create complacency

Positive suburb statistics can sometimes make sellers reluctant to review their strategy.

That can be just as problematic as panicking in a weaker market.

The purpose of an appraisal is not to find the highest possible number that can be supported loosely.

It is to provide a realistic range using current evidence.

Daisy Hill remains an active market, but individual properties must still compete.
