Currumbin Waters Sellers: Strong Growth Does Not Mean Buyers Will Pay Any Price

Currumbin Waters continues to show strong rolling annual property results.

The house median is more than 20% higher than the previous comparable period and unit prices are also higher.

For a seller, this is encouraging evidence.

It is not evidence that every asking price will be accepted.

What are the current Currumbin Waters figures?

Realestate.com.au reported a Currumbin Waters house median of $1.71 million for September 2025 to August 2026, up 21.3% annually.

There were 112 house sales, 33 houses available during the past month and a median selling period of 33 days.

Three-bedroom houses recorded a $1.43 million median, up 17.8%.

Four-bedroom houses recorded a $1.79 million median, up 26.1%, with 48 sales over the previous year and a 36-day median selling time.

Units recorded a $1 million median, up 17.7%, with 61 sales and a 24-day median selling period.

Strong annual numbers can encourage unrealistic extrapolation

Suppose a neighbouring property sold 12 months ago and the suburb median has since increased 21.3%.

It would be tempting to simply add 21.3% to that earlier sale and call the result today's value.

Property valuation does not work that neatly.

The earlier home may be different.

The composition of properties sold during the year may have changed.

Market momentum may also have changed during the 12-month reporting period.

The suburb percentage is context—not a calculator for an individual property.

Broader selling conditions have softened

Cotality reported total Australian listings more than 18% higher than a year earlier, while national median time on market increased to 39 days.

Vendor discounting across the capitals also widened to a median 4.2%.

Those national figures do not mean Currumbin Waters sellers should discount their homes by 4.2%.

They do indicate a wider market where purchasers generally have more negotiating room than they did in tighter conditions.

Finance matters even in a strongly performing suburb

The RBA cash rate remains 4.35% after three increases during 2026.

For buyers purchasing around Currumbin Waters' current median prices, borrowing requirements can be substantial.

Some buyers may have significant equity.

Others may rely more heavily on finance.

The seller should not assume either position without evidence.

What matters is whether a genuine purchaser can perform under the proposed contract.

What if nobody attends one open home?

Do not reinterpret the entire Currumbin Waters market from one inspection.

There is no verified suburb-wide open-home attendance series showing that nobody is attending local inspections.

Your own campaign records are what matter.

If Saturday is quiet, determine what happened beforehand.

Were enquiries received?

Did buyers ask for private appointments?

How many people viewed and saved the listing?

Did prospective purchasers raise the price as a concern?

Then monitor whether the same pattern repeats.

Compare the property against the correct segment

A four-bedroom house with a $1.79 million category median should not automatically be compared with every four-bedroom home in Currumbin Waters.

Consider land.

Condition.

Renovation.

Pool.

Outdoor areas.

Position.

Views.

Parking.

Comparable sales work best where the properties are genuinely comparable.

Strong markets still punish poor presentation

Positive annual price growth is not a substitute for accurate advertising.

If the photography is weak, buyers may never discover how the property feels in person.

If important information is missing, they may prioritise another home.

If the property needs obvious maintenance, buyers may estimate the cost themselves—and their estimate may be higher than the actual cost.

Where appropriate, obtain professional quotations so both seller and buyer can assess an issue using real numbers.

What should happen after 33 days?

Nothing automatic.

But approximately one month is a sensible review point because it is around the current reported house median selling period.

Update the comparable sales.

Review competing stock.

Assess buyer comments.

Look at all genuine offers.

Then decide whether the strategy remains justified.

Holding the current position can be a reasonable decision where the evidence supports it.

Changing the strategy can also be reasonable where new evidence contradicts the original expectation.

Strong demand does not mean unlimited demand

Currumbin Waters is clearly continuing to transact.

The published figures are positive.

But a seller still has to reach agreement with one actual buyer at a particular point in time.

That buyer's alternatives, finances and perception of value determine the negotiation—not the suburb's annual growth percentage by itself.
