Hope Island Property Taking Longer to Sell? The Data Shows Buyers Have Considerable Choice

Hope Island is one of the clearest examples in this 48-blog series of a market where sellers need to distinguish between annual price growth and the speed at which property is actually selling.
The suburb's overall house median remains higher than a year earlier. Yet houses are taking considerably longer to sell than in many neighbouring Gold Coast suburbs, and the number of properties currently available gives buyers substantial choice.
For owners experiencing quiet open homes or a campaign extending beyond two months, the current data provides useful context.
What are the latest Hope Island figures?
Realestate.com.au reported a Hope Island house median of $1.8 million for September 2025 to August 2026, up 5.9% annually.
However, there were 213 houses available in the past month, while the median house selling period was 72 days.
The suburb recorded 350 house sales during the preceding 12 months.
The four-bedroom market is particularly interesting.
Four-bedroom houses recorded a median of $1.945 million, down 3.2% annually, with 155 sales, 87 houses available in the past month and an 82-day median selling period.
Three-bedroom houses recorded a $1.325 million median, up 6.0%, with a 62-day median selling period.
This is not a market where nothing is selling.
It is, however, a market where sellers may need substantially more patience than in suburbs recording median selling periods of three or four weeks.
Hope Island buyers have a lot to compare
The 213 houses available in the past month are not all direct competitors.
A waterfront property is different from a non-waterfront property.
A villa, townhouse and detached house may appeal to different buyers.
However, the supply figure shows why prospective purchasers can afford to compare.
At any given budget, buyers may examine several properties before deciding where value sits.
That makes accurate initial positioning increasingly important.
If your home appears substantially more expensive than comparable alternatives, purchasers may eliminate it before inspecting.
Units are also taking longer
Hope Island's apartment and unit market recorded a median of $940,000, up only 1.6% annually.
There were 224 unit sales, 97 units available in the past month and a median selling time of 56 days.
Two-bedroom units recorded a median of $820,000, while three-bedroom units recorded $1.08 million.
Both categories showed annual growth above 10%, but median selling periods remained around eight weeks.
Again, price growth and selling speed are two different measurements.
Why can a property market grow while selling slowly?
A rolling annual median incorporates sales completed throughout the preceding 12 months.
Current buyers are making decisions today.
They are looking at today's competing stock, today's borrowing conditions and today's asking prices.
The national market has also weakened.
Cotality reported that median selling time nationally had increased from 28 days a year earlier to 39 days, while total advertised listings were 18.1% higher year-on-year.
Those national statistics should not be applied directly to Hope Island.
They provide broader context for a market in which buyers generally have more negotiating room.
Open-home numbers need proper interpretation
A Hope Island owner may hold an advertised inspection and see only one or two groups attend.
That can be discouraging.
But there is no reliable suburb-wide dataset showing that “nobody is attending Hope Island open homes”.
Use your own campaign records.
How many buyers viewed the listing?
How many contacted the agent?
How many requested information?
Were private inspections arranged?
How many people inspected more than once?
Did buyers purchase a competing property?
The answers can help separate a general market issue from a property-specific one.
Four-bedroom sellers should pay close attention to current transactions
Because the published four-bedroom median is down 3.2% and the median selling period is 82 days, sellers in this category should be particularly careful about using an older strong sale as their only benchmark.
That does not mean automatically reducing your expectation by 3.2%.
Instead, identify the closest recently completed transactions.
Compare waterfront position, outlook, land, floor area, accommodation, renovation and condition.
A genuine like-for-like comparison provides stronger evidence than applying a suburb percentage.
Do not simply increase advertising when price is the issue
Marketing is important.
But additional advertising cannot necessarily overcome a price position significantly above what buyers see elsewhere.
Equally, reducing the price will not fix weak photography, inaccurate information or difficult inspection access.
Determine the problem first.
Then address that problem.
A longer campaign needs regular reviews
With a 72-day median house selling period, Hope Island sellers should prepare for the possibility of a longer campaign.
That does not mean waiting 72 days before reviewing anything.
Review the campaign after the launch period.
Review it again as competing properties sell.
Update the comparable evidence.
Assess genuine offers.
If the property reaches two or three months without progress, the seller should understand exactly why the existing strategy is being continued.
