Kelvin Grove Property Market: Why Houses and Apartments Are Producing Very Different Signals

Kelvin Grove's latest figures provide another clear example of why sellers should never rely on a single suburb headline.

The overall house median is higher.

The overall unit median is substantially higher.

But within the house market, four-bedroom properties recorded a lower rolling annual median.

For sellers, property type and buyer segment matter.

What does the latest Kelvin Grove data show?

Realestate.com.au reported a Kelvin Grove house median of $1.5935 million for September 2025 to August 2026, up 13.8% annually.

There were only 39 house sales, 11 houses available during the past month and a median selling period of 27 days.

Three-bedroom houses recorded a median of $1.6 million, up 18.1%.

Four-bedroom houses recorded $1.56 million, down 12.4%, based on 12 sales, with a 32-day median selling period.

The unit market was considerably larger.

Kelvin Grove units recorded a median of $836,500, up 26.7%, with 105 sales and a median selling period of only 21 days.

Does that mean four-bedroom houses have lost 12.4%?

Not necessarily.

Twelve sales are enough to warrant attention but still represent a relatively small category.

The houses sold during one year may be substantially different from those sold during the previous year.

Condition, land, architecture, parking and location within Kelvin Grove can influence results.

Use the published decline as a reason to inspect the underlying comparable sales—not as an automatic percentage deduction.

Apartments are currently producing stronger headline numbers

One-bedroom apartments recorded a $685,000 median, up 31.7%.

Two-bedroom units recorded $862,000, up 21.2%.

Three-bedroom apartments recorded $1.26 million, up 25.7%, although only 11 sales were recorded in that category.

The overall apartment data is clearly positive.

But rapid historical growth can create a different risk for sellers: expecting the next buyer to continue increasing the price at the same rate.

Buyers purchase today's property, not last year's percentage

A 26.7% rolling annual increase is evidence of strong previous transactions.

It is not a promise of another 26.7%.

Australian housing conditions have softened during 2026.

Cotality reported national annual sales down 2.7% and national median selling time increasing to 39 days by August.

Kelvin Grove's local selling periods remain substantially shorter.

That is positive local evidence.

It does not mean the suburb is insulated from every change in affordability or buyer confidence.

Apartment owners need to understand competing stock

Thirty-one units were available in the past month.

A buyer can compare multiple properties rapidly.

Floor plan.

Parking.

Balcony.

Building condition.

Body corporate costs.

Facilities.

Rental status.

Presentation.

If another apartment offers clearer information or stronger value, buyers may prioritise it.

The fact that Kelvin Grove's unit market is active does not remove competition.

House sellers should not benchmark against apartments

A rising unit market does not prove that a four-bedroom house should also rise.

The buyer pools can be different.

The affordability levels are different.

The attributes buyers value can also differ.

This is particularly relevant while the current four-bedroom house median is lower but the unit median is substantially higher.

Market analysis should stay within the closest possible property segment.

What if the campaign goes beyond one month?

With a 27-day house median and 21-day unit median, a Kelvin Grove property that has been available for six or eight weeks deserves review.

Do not assume a price cut is automatically required.

Look first at where buyers are disengaging.

No enquiries?

Review presentation and price positioning.

Enquiries but no inspections?

Ask why.

Inspections but no offers?

Compare feedback and competing properties.

Offers below expectation?

Compare those offers with recent completed sales.

The response should fit the evidence.

Current auction conditions require realistic expectations

For sellers considering auction, Brisbane's latest preliminary clearance rate was 37.5% for the week ending 20 September.

That does not predict whether a Kelvin Grove auction will sell.

It does show why the auction method should not be confused with guaranteed buyer competition.

A strong auction requires genuine bidders prepared to act.

Use the local strength intelligently

Kelvin Grove's overall current figures are largely positive.

The appropriate response is not complacency.

It is to use the local evidence to identify whether an individual underperforming listing has a property-specific problem.

That produces a far more useful strategy than simply blaming the national market.
