Calamvale Property Not Selling? Strong Local Results Mean Sellers Should Examine the Individual Campaign

Calamvale's current statistics provide an important contrast to some of the weaker markets covered in this series.

Houses and units are both showing positive rolling annual median growth.

Median selling periods remain relatively short.

For a seller whose property has been sitting for considerably longer, this means the individual campaign may require closer examination rather than blaming everything on a suburb-wide downturn.

What are the current Calamvale figures?

Realestate.com.au reported a Calamvale house median of $1.4075 million for September 2025 to August 2026, up 10.8% annually.

There were 122 house sales, 49 houses available in the past month and a median selling period of only 25 days.

Three-bedroom houses recorded a $1.1425 million median, up 17.5%.

Four-bedroom houses recorded a $1.358 million median, up 8.0%, with a 27-day median selling period.

Units also recorded positive figures.

The overall unit median was $835,000, up 19.3%, with 132 sales and a 24-day median selling period.

A property sitting for two months deserves investigation

Twenty-five days is a median, not a guarantee.

Some Calamvale homes will take much longer.

But if a house reaches six or eight weeks without serious buyer engagement, the seller should know why.

The answer might involve price.

It could be condition.

It might be presentation.

Perhaps the property has an unusual configuration.

Maybe the strongest likely buyers have already inspected and chosen something else.

Each explanation suggests a different response.

The wider Brisbane auction market remains difficult

For Brisbane sellers considering auction, the latest evidence deserves attention.

Cotality reported a preliminary 37.5% Brisbane auction clearance rate for the week ending 20 September 2026.

There were 174 Brisbane auctions, and the result was close to Brisbane's 37.2% winter average.

This is metropolitan data, not a Calamvale-specific auction rate.

It nevertheless demonstrates that auction is not currently producing successful results for every Brisbane seller.

A campaign needs real bidder depth rather than relying on the auction format to create urgency automatically.

Strong annual growth can encourage overpricing

When the local median is 10.8% higher, a seller may naturally expect more than a neighbour achieved last year.

The difficulty is determining how much more.

Simply adding 10.8% to another home's sale price is not a valuation method.

Was the other house the same size?

Was it renovated?

Did it have the same land?

Was its accommodation comparable?

The percentage tells us about the suburb's sales mix.

The comparable properties tell us more about the individual home.

Buyers still face financing constraints

APRA confirmed in May that its three-percentage-point mortgage serviceability buffer remains in place.

Combined with the current 4.35% cash rate, borrowing conditions are tighter than they were before the 2026 rate rises.

That does not mean buyers cannot afford Calamvale property.

The suburb's current transaction data clearly shows buyers are purchasing.

It means a purchaser may have a firm upper limit even where they genuinely like a house.

What does a quiet open home tell you?

It tells you attendance was low at that particular inspection.

Do not automatically extend that observation to the whole suburb.

Instead, compare it with the rest of the campaign.

Did buyers enquire during the week?

Were private appointments requested?

How many people viewed the property online?

Did interested purchasers mention the price before deciding not to attend?

Have nearby homes attracted better response?

The pattern matters more than one Saturday.

Focus on properties that have actually sold

Current competing listings are useful because they show what buyers can choose from.

But their asking prices are seller expectations.

Completed sales provide stronger evidence of what purchasers actually agreed to pay.

As new Calamvale sales appear, update the campaign analysis.

A property that was considered a competitor three weeks ago may now provide valuable evidence once its sale price is known.

A strong local market does not guarantee every sale

Calamvale's statistics are positive.

That makes it inaccurate to say there are simply no buyers.

But it does not mean a property cannot be mispriced.

A seller still needs professional presentation, practical access, accurate information and current comparable evidence.

If those elements are right, the campaign can be judged on a much stronger factual basis.
