Mermaid Waters Sellers: Strong Annual Growth Does Not Mean Buyers Will Ignore Price

Mermaid Waters remains one of the stronger-performing house markets in this final batch on the published rolling annual figures.

The overall house median is substantially higher than a year earlier.

Four-bedroom houses have also recorded strong growth.

That might appear inconsistent with sellers who are currently experiencing fewer inspections or more aggressive buyer negotiation.

It is not necessarily inconsistent at all.

Historical growth and current buyer behaviour can coexist.

What does the latest Mermaid Waters data show?

Realestate.com.au reported a Mermaid Waters house median of $2.363 million for September 2025 to August 2026, up 18.2% annually.

There were 147 house sales, 31 houses available in the past month and a median selling time of 33 days.

Three-bedroom houses recorded a $1.875 million median, up 10.6%.

Four-bedroom houses recorded a median of $2.366 million, up 25.3%, based on 77 transactions.

The unit median was $949,444, up 8.5%, with 126 sales and a 26-day median selling period.

There is substantial evidence of continuing sales activity.

One extraordinary percentage shows why sample size matters

The two-bedroom house median was reported down 67.3%.

At first glance that sounds dramatic.

But there were only two two-bedroom house sales during the entire 12-month period.

That percentage should not be used to claim that two-bedroom houses across Mermaid Waters have lost two-thirds of their value.

The sample is simply too small to support that conclusion.

The actual properties need to be examined.

Strong growth can make seller expectations accelerate faster than buyers

When owners see a 25.3% annual increase in the four-bedroom median, it is understandable that expectations rise.

But that number describes completed sales over 12 months.

It does not guarantee another 25% increase from here.

Nor does it mean a house that sold for $2 million during an earlier period is automatically worth $2.5 million today.

A current appraisal still needs comparable transactions.

Buyers around $2 million and above have choices

A purchaser considering a Mermaid Waters home may compare numerous property characteristics.

Water position.

Renovation.

Land.

Orientation.

Floor plan.

Outdoor areas.

Parking.

Future maintenance.

Some may also compare neighbouring Gold Coast suburbs.

The seller therefore needs to understand the buyer's alternatives rather than relying solely on the postcode.

Do not mistake platform interest for committed demand

Realestate.com.au displays thousands of buyer-interest interactions for Mermaid Waters houses.

This is not the number of finance-approved purchasers ready to submit an offer on your home.

A buyer can interact with multiple listings.

Some may still be researching.

Some may never inspect.

For the seller, genuine campaign performance should be measured through enquiry, inspection, repeat inspection and offers.

Rising borrowing costs can change maximum offers

The RBA cash rate currently remains at 4.35%, and the Reserve Bank has said financial conditions tightened following three increases during 2026.

A buyer at a higher purchase price may use considerable equity and relatively little debt—or may rely heavily on financing.

Do not assume either situation.

The important point is that a seller cannot presume every interested party has unlimited capacity to increase their offer.

What should happen after one month?

The current house median selling period is 33 days.

Around that point, a seller should have enough campaign information for a meaningful review.

That does not mean the asking position should automatically change.

Instead, ask:

What has sold since we launched?

What are the closest current alternatives?

How many genuine buyers inspected?

What stopped them progressing?

What offers have been made?

Have buyers who rejected our property purchased elsewhere?

The answers guide the next decision.

Do not spend money on changes buyers do not value

A seller worried about a slow campaign can sometimes begin improving the property reactively.

Before undertaking discretionary work, ask whether buyers have actually identified the issue.

A substantial renovation immediately before sale may not recover its full cost.

A relatively inexpensive presentation improvement may sometimes have more impact.

Base decisions on the property and buyer feedback rather than generic advice.

Strong data is useful—but it is not a guarantee

Mermaid Waters' rolling annual house performance is clearly positive.

There is no factual basis for describing the entire suburb as collapsing.

At the same time, broader Australian housing conditions have softened and buyers have more reason to scrutinise value.

The seller who recognises both realities is better positioned to negotiate.
