Mermaid Beach Property Market in 2026: House Prices and Apartment Prices Are Telling Different Stories

Mermaid Beach is one of the most important suburbs in this seller series because the latest figures genuinely show a divided market.
The overall house median is lower.
Three-bedroom houses are lower.
At the same time, the overall apartment median is higher.
Even within apartments, three-bedroom units are recording a substantially lower rolling median while one- and two-bedroom apartments are higher.
For sellers, this is exactly why broad statements about “the property market” can be dangerous.
What are the latest Mermaid Beach house figures?
Realestate.com.au reported a Mermaid Beach house median of $3.06 million for September 2025 to August 2026, down 4.4% annually.
There were 70 house sales, 15 houses available in the past month and a median selling period of 48 days.
Three-bedroom houses recorded a median of $2.95 million, down 7.5%, with a 59-day median selling period.
Four-bedroom houses went in the opposite direction, recording a median of $3.2 million, up 7.6%, with 25 sales.
The local house market is therefore not moving uniformly.
Apartments look different again
The overall Mermaid Beach unit median was $1.0715 million, up 14.0% annually.
There were 207 apartment sales, 74 units available in the past month and a median selling period of 34 days.
One-bedroom units recorded a 16.9% higher median.
Two-bedroom units recorded a 13.2% increase.
But three-bedroom units recorded a median of $1.6634 million, down 28.5%, based on 36 sales and a 48-day median selling period.
That is a substantial divergence.
Does a 28.5% fall mean every three-bedroom apartment has lost that amount?
No.
The median reflects the properties sold during each period.
Three-bedroom Mermaid Beach apartments can vary dramatically in age, floor area, building quality, view, position, renovation, parking and facilities.
The current figure is still significant enough to deserve attention because it is based on more than one or two transactions.
But it should lead to an examination of the sales—not an automatic 28.5% deduction from an individual apartment.
House sellers need to treat older expectations carefully
For houses, the overall median is already lower.
That means a seller relying on an appraisal prepared during stronger market conditions should request a current comparison.
Ask specifically for the most recent similar transactions.
Look at land.
Condition.
Accommodation.
Position.
Renovation.
Sale date.
Do not simply select the highest Mermaid Beach transaction and assume your property should achieve the same price.
Higher-value markets can become more selective
Mermaid Beach's $3.06 million house median places it firmly in a higher-value segment.
Cotality's September analysis found that higher-value homes had generally experienced greater weakness during the national downturn, particularly across Australia's largest cities.
That is not a Mermaid Beach-specific measurement.
It is relevant broader context for sellers operating at a high purchase price where the pool of financially capable buyers is naturally narrower.
Long selling periods change the campaign strategy
A 48-day house median means sellers should be prepared for the possibility of six or seven weeks on market.
Three-bedroom houses are taking a median of 59 days.
That does not justify leaving a weak campaign untouched.
Review the evidence while the property is listed.
A premium campaign should provide detailed reporting about buyers rather than simply stating the number of internet views.
What if the auction does not produce a buyer?
An unsuccessful auction is market information, but it is not an automatic valuation.
Queensland's latest auction environment is also comparatively challenging.
Cotality reported a preliminary Brisbane auction clearance rate of 37.5% for the week ending 20 September 2026 and said low clearance rates and few registered bidders were among the reasons fewer vendors nationally were choosing auction compared with the previous year.
That is Brisbane data, not a Mermaid Beach auction clearance rate.
The relevant point is that auction itself does not guarantee competition.
Listen carefully to repeated buyer feedback
If one buyer considers the home overpriced, that is one opinion.
If several financially capable buyers independently reach similar conclusions, the seller should examine the pattern.
Likewise, if buyers consistently praise the price but identify the same condition issue, the strategy might involve addressing that issue rather than cutting the price.
Use feedback diagnostically.
Do not combine houses and apartments into one story
This is perhaps the most important lesson from Mermaid Beach's current numbers.
Houses are down overall.
Units are up overall.
Three-bedroom units are down substantially.
Four-bedroom houses are up.
A statement such as “Mermaid Beach is up 14%” or “Mermaid Beach is down 4.4%” is therefore incomplete unless the property type is identified.
