Tugun Property Not Selling? Strong Local Data Means the Campaign May Need Closer Examination

Tugun's current property figures remain positive.

Houses and apartments have both recorded higher rolling annual medians, and median selling periods are relatively short compared with several other coastal suburbs.

That creates an important message for sellers.

If a Tugun property has been sitting for two or three months without meaningful buyer interest, it may not be enough to say the whole market is slow.

The individual campaign deserves investigation.

What do the Tugun statistics show?

Realestate.com.au reported a Tugun house median of $1.6475 million for September 2025 to August 2026, up 13.6% annually.

There were 56 house sales, 13 houses available in the past month and a median selling period of 25 days.

Three-bedroom houses recorded a median of $1.55 million, up 14.8%.

Four-bedroom houses recorded $1.735 million, up 14.0%, with a median selling period of 33 days.

Units were also positive.

The overall unit median was $1.1 million, up 15.8%, with 116 sales and a 27-day median selling period.

Beware dramatic statistics based on one sale

The published two-bedroom house median was $1.475 million and showed a 44.0% annual decline.

But there was only one recorded two-bedroom house sale during the relevant period.

That statistic is not meaningful evidence that all two-bedroom Tugun houses have fallen 44%.

It is a perfect example of why sellers need to look beyond the percentage.

Small transaction categories can produce extreme movements.

What should a seller conclude from the overall market?

Tugun is still recording transactions.

The main house categories remain higher on a rolling annual basis.

Median selling periods are around three to five weeks for the major categories.

A seller therefore has legitimate reasons to expect buyer activity if the property is properly positioned.

But no statistic guarantees an individual result.

Coastal buyers can compare across suburb boundaries

A purchaser considering Tugun does not necessarily restrict their search to Tugun.

Depending on their needs and budget, they may also examine neighbouring southern Gold Coast locations.

That means your real competition can extend beyond the suburb boundary.

Ask what a buyer can purchase at the same budget elsewhere.

Is there a larger home?

A renovated apartment?

Something closer to the beach?

A property requiring less work?

That comparison influences buyer behaviour regardless of the strength of Tugun's annual median.

Why might an open home still be empty?

An empty open home can happen even in a suburb with a 25-day median selling period.

The important question is why.

Was the property launched at a price buyers consider too high?

Did prospective purchasers enquire but choose another inspection?

Was the time unsuitable?

Did the listing fail to communicate the property's benefits?

Was there simply an unusually quiet weekend?

One inspection cannot answer those questions.

Several weeks of campaign information can.

The first month should tell the seller something useful

If the property reaches approximately 30 days without an offer, review the campaign.

The answer is not automatically a price reduction.

Look at the buyer funnel.

Listing views.

Enquiries.

Inspections.

Repeat inspections.

Offers.

Then examine the comments from genuine buyers.

If lots of people view the advertisement but almost nobody makes contact, the first problem may exist before the inspection stage.

If people inspect but repeatedly raise the same value concern, that points in another direction.

Do not value every renovation dollar equally

A seller may have spent heavily improving the property.

Those improvements can materially strengthen its appeal.

But a buyer does not automatically reimburse the seller dollar for dollar.

A $100,000 renovation is not necessarily an extra $100,000 in market value.

Compare the finished property with recently sold renovated alternatives.

The market response will determine how much buyers value the work.

Financing conditions still affect coastal buyers

The RBA cash rate remains at 4.35% following three rate increases during 2026.

This does not mean Tugun demand has disappeared—the local transaction evidence clearly shows otherwise.

But it can make buyers more disciplined about their budgets.

Sellers should not assume that every interested purchaser has another substantial amount available simply because they like the property.

A strong market still requires realistic pricing

Tugun's current published figures do not support a broad story of collapsing prices.

That is important.

But sellers can still overprice an individual property.

The best safeguard is an appraisal based on genuine, recent comparable sales and updated during the campaign.

If the evidence remains supportive, the seller can negotiate with confidence.

If the evidence changes, the strategy should be reconsidered.
