Margaret River Accommodation Sales: Explaining Minimum-Stay Rules

When selling accommodation in Margaret River or South West WA, explain the booking rules behind the trading figures. A property requiring longer stays may operate differently from one accepting frequent overnight reservations.
Minimum-stay settings affect the bookings guests can make, the pattern of changeovers and how gaps appear in the calendar. Buyers need to understand the existing policy before assessing potential changes.
Document the Rules Actually Used
Record the minimum stay applying to each accommodation type and relevant dates.
Identify different weekend, holiday or promotional settings and any exceptions staff can approve. Explain whether the same rules apply through the direct website and external booking platforms.
Airbnb, for example, allows minimum-night settings and custom rules based on check-in day. The property’s actual systems and channel settings should be checked individually.
Keep a dated record rather than relying on the rule currently visible during a single inspection.
Explain the Reason for the Policy
Describe the operational reason for the existing settings.
They may reflect housekeeping availability, servicing costs, management preferences or the accommodation product being offered. Support the explanation with the property’s own records.
Avoid presenting the seller’s preferred operating pattern as proof that shorter stays are commercially unsuitable. Equally, accepting more reservations does not automatically produce a better result.
Buyers should be able to distinguish a deliberate operating choice from an externally imposed limitation.
Compare Changeovers With Room Nights
As a hypothetical example, four separate one-night reservations involve four departures, while one four-night reservation involves one departure.
If each departure triggers a changeover clean, the workload differs even though the occupied room nights are the same. This illustrates a cost question, rather than predicting profitability.
Show actual cleaning, laundry, consumable and booking-administration costs where records allow.
WA small-business guidance recommends considering both the cost of providing a service and operating expenses when setting prices. Apply that approach when explaining the stay-length policy.
Identify Gaps Created by Restrictions
Review unbooked periods alongside the settings applying at the time.
Some gaps may have been too short to accommodate the minimum stay. Others may reflect unavailable dates, genuine lack of bookings or different operational factors.
Airbnb’s guidance explains how trip-length restrictions can leave gaps between reservations. However, changing a setting does not establish that a suitable guest would have booked.
Describe the evidence and keep any proposed improvement separate from historical trading.
Can Buyers Assume Shorter Stays Will Increase Profit?
No. A proposed change should be assessed against demand, rates, servicing capacity and applicable property requirements.
Provide the existing settings, actual booking history and relevant costs. The purchaser can then test its own operating assumptions.
