Sunshine Coast Motel Sales: Who Owns the Linen?

A motel inspection shows buyers made beds and neatly stacked towels. It does not establish who owns those items or what it costs to keep them available.
For Sunshine Coast motel sales, separating linen ownership from laundry services is a useful preparation task. Whether the property is in Caloundra, Mooloolaba or another coastal location, the buyer needs to understand the arrangement behind the presentation.
Identify the Operating Model
A motel may own its linen and wash it onsite, own linen that an external laundry cleans, or use a rental service supplying and laundering the stock.
Commercial linen rental is an established accommodation service. For example, Alsco describes managed rental services and ongoing contracts for accommodation businesses.
Identify the model actually used at your property. If different arrangements apply to bedding, bathroom towels and restaurant linen, explain each separately.
Count What Belongs to the Business
Prepare an inventory distinguishing motel-owned items from supplier-owned stock.
Include usable linen in rooms, storage and the laundry cycle. Identify damaged or retired items separately, rather than treating everything counted as serviceable stock.
For a Sunshine Coast motel with several bed configurations, record the relevant sheet and quilt-cover sizes. A total linen count alone may conceal a shortage of the items needed for particular rooms.
Photographs can support the inventory, but ownership should be checked against invoices and agreements.
Review the Laundry Agreement
Collect the current contract, price schedule and recent invoices. Note its duration, renewal provisions, notice requirements and any arrangements for changing ownership.
Business Queensland recommends that supplier agreements address products, services, payment terms, delivery and ending the contract. Apply that review to your laundry arrangement.
Check for minimum charges, replacement charges, delivery fees and any agreed price changes. Ask the supplier to clarify uncertain provisions rather than assuming the buyer will receive the seller’s existing terms.
Explain Costs in Context
Present laundry costs alongside the activity that generated them. Guest stays, room servicing practices and the mix of beds can help explain invoice movements.
Where washing occurs onsite, identify the relevant equipment and associated labour, utilities and maintenance. Avoid comparing an external laundry invoice with an onsite operation while omitting those costs.
A practical handover note should also explain collection days, ordering procedures and how emergency shortages are managed.
Will Enough Linen Be Available at Settlement?
Agree how the stock position will be checked close to settlement, including items temporarily held by the laundry.
Have your advisers document what is included and how shortages or supplier-owned items will be treated. This reduces uncertainty about the supplies available for the buyer’s first guest changeover.
