Selling a Cairns Hotel: Making Tour-Desk Income Clear

A tour desk can be part of the guest service offered by a Cairns hotel. With reef excursions departing from Cairns, booking assistance may also generate a separate commission stream.

When selling a Cairns hotel, explain how that activity operates. The money collected from guests, the amount paid to tour operators and the income retained by the hotel can be different figures.

Establish What the Hotel Actually Does

Describe whether staff refer guests to operators, make bookings as an agent, or sell packages involving services supplied by the hotel itself.

These arrangements should not be treated as interchangeable. A referral fee differs from collecting a guest’s full tour payment and remitting the operator’s share.

Prepare a simple description of the booking journey, from the guest’s enquiry through payment, confirmation and completion of the excursion.

Distinguish Receipts From Revenue

A busy booking desk does not mean every dollar passing through its terminal belongs to the hotel.

AASB 15 distinguishes between providing a service as principal and arranging for another party to provide it as agent. Where the business acts as an agent, the relevant revenue is the fee or commission.

Ask the accountant to confirm the appropriate treatment for the actual arrangements. The sale presentation should reconcile with the accounts and explain any difference between total tour sales processed and commission income reported.

Support the Commission Figures

As a practical preparation exercise, select completed bookings and trace them through booking confirmations, operator statements, refunds and receipts.

Show how the retained amount is calculated. Distinguish ordinary commissions from temporary incentives, referral bonuses or other special arrangements.

Avoid applying a generic industry commission percentage to estimate the desk’s earnings. Tourism Australia explains that travel distribution involves different rate and commission arrangements; the property’s own agreements and records should support its figures.

Check the Operator Relationships

Prepare an operator list covering the products sold, booking systems used, payment process and current commercial terms.

Confirm whether a purchaser needs a new agreement or account before continuing the arrangement. A longstanding relationship with the seller should not be described as an exclusive or transferable right without supporting evidence.

Also explain how staff communicate cancellations, weather-related changes and refund requests. Buyers should understand the work involved in earning the commission, including the time spent resolving disrupted bookings.

Does a Tour Desk Guarantee Extra Profit?

No. Assess the income alongside staff time, transaction costs, booking expenses and any associated liabilities.

Historical results show what occurred under the existing operation. They do not establish that the purchaser will achieve the same result or secure identical supplier terms.
