When Should Ashmore Sellers Compare Standard and Premium Homes?

Ashmore property values can vary considerably even when the properties being compared are all freestanding houses. For an owner preparing to sell, bedroom count alone is therefore not enough to establish a sensible price expectation.
Recent four-bedroom transactions include 1 Yarradup Street, which sold for $1.12 million on 26 August, and 191 Cotlew Street, which achieved $1.42 million on 4 September. Other four-bedroom homes included 31 Glenmore Drive at $1.495 million on 24 August and 19 Pinaroo Crescent at $1.5 million on 21 August.
Larger accommodation produced different evidence. The five-bedroom, three-bathroom property at 5 Koro Court sold for $1.815 million on 3 September. Another property at 4 Koro Court sold for $1.685 million on 20 August.
This demonstrates why owners should distinguish between a conventional established Ashmore house and a larger or more comprehensively improved home before selecting comparables.
Land area alone is also not enough. Condition, renovation quality, bedroom and bathroom configuration, garaging, outdoor living, street position and overall presentation can shift the way buyers assess a property.
Attached-property transactions were limited within the requested 20 August to 16 September window, so the most reliable current evidence for this review is the range of freestanding house configurations rather than older townhouse data.
