Selling a Toowoomba Motel: Explaining the Pet-Friendly Business Model

When selling a Toowoomba motel, “pet-friendly” should describe an operating arrangement buyers can understand. It is more useful to explain which rooms accept pets, what guests pay and how the service is managed than to present the label alone.
A clear explanation also helps distinguish the property’s existing operation from opportunities a purchaser might consider later.
Identify the Rooms and Facilities
Record the rooms currently offered to guests travelling with pets. Explain any ordinary pet restrictions, booking requirements and limits on numbers or sizes.
Show the relevant features, such as external access, washable surfaces and designated outdoor areas. Describe fencing accurately: a courtyard should not be called secure without checking its condition, gates and suitability.
If only selected rooms accept pets, make that clear across the booking channels and sale materials.
Explain Charges and Actual Costs
Separate ordinary pet-related charges from accommodation revenue so buyers can see how the service contributes to trading.
Then identify associated housekeeping time, consumables, laundry and any recorded repairs. A cleaning fee does not establish that the service produces additional profit.
As a practical review, compare actual pet bookings with the costs attached to those stays. Identify whether any apparent improvement reflects a higher room rate, an additional fee or simply a different booking mix.
Document the Housekeeping Process
Prepare a short description of cleaning, inspection and room-release procedures following a pet stay.
Explain how staff manage odours, damage reports and requests from other guests. Keep records of any additional work required before the room becomes available again.
This information lets a purchaser assess the staffing and service expectations behind the advertised offer. It also makes the handover less dependent on instructions held only in the seller’s memory.
Keep Assistance-Animal Access Separate
Ordinary pet policies must not be used as a substitute for assistance-animal access obligations.
Queensland Government guidance explains that accommodation providers have responsibilities towards people accompanied by guide, hearing and assistance dogs. Dogs without Queensland certification may also have access rights under Commonwealth law.
Have staff procedures reviewed accordingly. Do not apply an ordinary pet surcharge to a certified assistance dog merely because the animal is present.
Make Local Guest Information Accurate
Toowoomba Regional Council identifies designated dog exercise areas, including an unfenced off-leash area within Queens Park.
If the motel promotes nearby dog-friendly activities, check the specific permitted area, route and current signage. Avoid suggesting every part of a park permits off-leash exercise.
Does Pet-Friendly Accommodation Guarantee More Bookings?
No. Present the motel’s actual booking history and operating costs. Any proposal to expand the offer should be clearly identified as a possibility requiring assessment.
