Sydney Hotel Sales: What Lift Records Tell a Buyer

A working lift may attract little attention during a Sydney hotel inspection. Its records can reveal much more about servicing, operational interruptions and the responsibilities a purchaser may inherit.

For Sydney hotel sales, prepare a lift information pack alongside the accommodation inventory. This is especially useful where guest rooms, housekeeping areas and reception occupy different floors.

Describe the Equipment Clearly

List each lift and identify the floors it serves, its intended use and the areas depending on it.

Distinguish passenger lifts from service equipment. If a lift does not reach every guest floor or the basement, explain that limitation accurately.

As a practical exercise, trace the journey of a guest, a luggage trolley and a housekeeping delivery. Different users may depend on different equipment or access arrangements.

Gather Registration and Servicing Records

SafeWork NSW identifies registration and recordkeeping requirements for lifts and requires inspection and maintenance records to be retained.

Gather the relevant registration details, service reports and maintenance history. Have the responsible provider or adviser check whether the records are complete and current.

Registration paperwork and maintenance records answer different questions. Avoid using one document as a general assurance that every operational or condition issue has been resolved.

Explain Breakdowns and Outstanding Work

Prepare a dated summary of significant faults, repairs and unresolved recommendations.

Include the action taken, supporting invoices and any further work identified by the servicing contractor. If a quotation has been obtained, distinguish it from approved or completed work.

Buyers should be able to assess whether an expense relates to routine servicing, an isolated repair or a proposed upgrade. Do not describe equipment as recently upgraded when the work covered only a particular component.

Identify Who Controls and Pays for the Lift

Responsibility depends on the property and transaction structure.

For a leasehold hotel, review the lease and relevant service arrangements. For strata premises, establish whether the lift is common property and examine the applicable records.

NSW Government guidance explains that owners corporations generally maintain common property. However, the scheme documents and actual arrangements still need review.

Show how relevant costs appear in rent, outgoings, levies or direct operating expenses, avoiding duplicate counting in the financial presentation.

What Happens if the Lift Is Unavailable?

Explain the existing response procedure and how staff communicate affected room access, deliveries or guest arrangements.

Include the service contact and relevant emergency communication information in the controlled handover materials. Any work on safety systems should remain with appropriately qualified providers.

A buyer can then assess the operation against its own management plan.
