Selling Byron Bay Accommodation: Explaining Influencer and Contra Stays

If a Byron Bay accommodation business exchanges stays for photographs, videos or social media promotion, buyers need to understand the arrangement behind those bookings.

For a boutique hotel, retreat or guesthouse in Byron Bay and the Northern Rivers, separating these collaborations from ordinary paid stays can make the sale information clearer. The relevant questions concern cost, rights and demonstrated results.

Identify What Was Exchanged

Prepare a register of relevant collaborations, recording the accommodation provided, stay dates and agreed deliverables.

Distinguish paid campaigns, discounted stays, complimentary visits and genuine exchanges of services. A guest receiving a discount is not necessarily contracted to produce marketing content.

Keep written agreements and correspondence explaining what each party promised. Where an arrangement was informal, describe the available evidence without turning an expectation into an enforceable obligation.

Separate Cash Receipts From Other Benefits

A room occupied for a collaboration does not necessarily produce a cash payment.

Ask the accountant to explain how the arrangement appears in the business records. The Australian Taxation Office states that barter transactions are subject to income tax and GST treatment in the same way as ordinary cash or credit transactions.

Do not assume a stay can simply be omitted from the accounts because no money changed hands.

For the sale presentation, distinguish cash trading from the recorded treatment of exchanged services.

Check Ownership and Usage Rights

Possessing a photograph or video does not, by itself, establish every right to use it.

Review whether the business can publish the content on its website, advertising platforms and social channels. Check duration, permitted uses, attribution and any restrictions involving identifiable people.

Have advisers confirm whether the proposed purchaser can continue using the material. A creator’s permission to the existing owner should not be described as unrestricted ownership without supporting terms.

Support Claims About Results

A large follower count does not establish that a campaign generated accommodation bookings.

Where available, show actual enquiries, tracked booking codes, referral data or reservations linked to the collaboration. Explain the limits of the tracking method.

As a practical comparison, identify the accommodation, servicing and cash costs involved alongside the results recorded. Avoid presenting the advertised retail value of a stay as either its actual cost or a guaranteed marketing return.

Does Advertising Disclosure Matter?

Yes. ACCC guidance applies consumer law to incentivised social media promotions.

The ACCC has also warned that failing to disclose payment through gifted products or services can mislead consumers. Review existing collaborations and content with appropriate advice before presenting them as marketing assets.
