Whitsundays Resort Sales: What Happens to Guest Transfer Services?

For a Whitsundays resort, the guest experience may begin before arrival at reception. Airport shuttles, marina connections and island transfers can form part of the booking journey.
Tourism Whitsundays identifies different mainland and island transport options, including scheduled ferries and resort transfers. When preparing a resort for sale, explain the particular service arrangements supporting your property.
Define the Service Being Offered
Start by identifying whether the resort operates transport, contracts another provider or simply helps guests make independent bookings.
These models involve different assets, costs and responsibilities. A photograph of a courtesy vehicle does not establish that it belongs to the business or is included in the sale.
Describe the actual pickup points, service hours, booking process and charging arrangement. Explain whether transfers are included in accommodation packages or paid for separately.
Identify Vehicles and Operating Assets
Where the business owns vehicles or vessels, list them individually and confirm the proposed sale inclusions.
Provide ownership documents, maintenance records and details of any finance or third-party interests for adviser review. Identify equipment borrowed, leased or supplied by another operator.
Also document practical dependencies such as parking, storage, marina access or arrangements for replacement transport. Avoid presenting access provided informally by another party as a permanent business entitlement.
Check Approvals for the Actual Activity
Queensland tourism guidance explains that transport requirements depend on the services provided. Road passenger services and commercial vessel operations can involve different regulatory arrangements.
Do not assume that buying the resort or its vehicle gives the purchaser every approval needed to continue transporting guests.
Have the relevant authorities and advisers confirm applicable requirements, including any operator accreditation, driver authorisation or marine permissions. Queensland Transport and Main Roads provides specific guidance on accreditation applications and changes.
Where Marine Park permits are relevant, review the Reef Authority’s process for operational changes and permit transfers.
Review Third-Party Transfer Agreements
For outsourced services, collect the current agreement and confirm the rate schedule, booking responsibilities and proposed ownership-change arrangements.
Explain who handles delayed arrivals, missed connections, cancellations and guest complaints. Check whether minimum charges, waiting fees or after-hours costs apply.
As a practical preparation step, trace one ordinary guest journey and one disrupted arrival. This can reveal responsibilities that are not obvious from a supplier invoice.
Can the Service Continue From Settlement?
Prepare a transition schedule identifying the provider, contact person and arrangements requiring confirmation before the new owner starts.
If any approval or agreement remains unresolved, describe its status accurately. Buyers need to distinguish an established service from one still dependent on consent or a new application.
